Condominium Fees

Monthly fees:

  • Through 2024:  $260
  • $285 (starting 1/1/2025)
  • Payable to “Cornerstone Condominium Homeowners’ Association (CCHOA)” on the 1st of the month and either…
        1. paid by Electonic Funds Transfer (EFT) or
        2. deposited in the Community Center mail slot or
        3. mailed to P.O. Box 95047, South Jordan, UT 84095.
    • A $25 late fee is assessed for payments received after the 15th
  • Maintain integrity of buildings and roads
  • Maintain functionality of the Community Center
  • Pay for landscaping and snow removal
  • Pay for water and sewer charges
  • Pay for routine unit garbage pickup and monthly dumpster service
  • Provide a contingency fund for unexpected costs
  • Add to the reserve for long-term capital replacements, e.g., roofs and roads

Transfer fee: there is a $300 transfer fee payable to the HOA when unit ownership changes. Whether the buyer or the seller pays this fee is decided during the sale of the condo.

Other owner expenses include:

  • Unit electricity
  • Unit natural gas
  • Internet, TV, and phone
  • Appliances
  • Maintenance and HOA-approved modification
      • Unit and garage doors and interiors
      • Patio and its gate and fence

Special assessments:

  • Provided for in HOA documents as needed
  • Every effort made to avoid them
  • Only applied once since construction in 1990’s
      • To replace roofs (now planned for in monthly fees)
